Financing a Pool Renovation

Very few people are in a financial position to pay for a swimming pool renovation project without borrowing money. Therefore, a pool owner must decide how to fund the project. Financing (or borrowing money) is a very common method of funding these types of projects. The two most popular types of loans that are available are:

home improvement loan
home equity loan

Common to both types of loan

Both home improvement and home equity loans are usually available for the long term. Thelength of time available is usually based on the dollar amount.
The interest is tax-deductible in most cases—see your accountant to see if this applies to your situation.
State law requires that a minimum of 15 days pass before the loan is funded (12 days to close the loan plus 3 day right to cancel the transaction).

Home improvement loans

Often times, home improvement loans can be made for up to 100% of the appraised value of the home. The improvements being made can be added into the value of the home. In addition, in the event that you decide at a later time that you decide to refinance your mortgage, the loan can be rolled into the permanent mortgage.

Home equity loans

Home equity loans can be made for up to 80% of the appraised value of the home. The improvements being made cannot be added into the value of the home. The combination of both of these statements make it necessary that you have more equity for this type of loan versus a home improvement loan. This type of loan cannot be rolled into a permanent mortgage in case of refinancing. In addition, you are only able to apply for one home equity loan in a 12-month period.

As you can see, each loan has its advantages and disadvantages. It is important to discuss with your CPA, financial adviser, or loan officer to determine which loan would work best in your situation.

By selecting the right contractor and financing plan, you will be ready to start the swim season next spring with a renovated pool that should provide many more years of enjoyment.

With ambient temperatures now starting to get into at least the 80’s consistently and occasionally the 90’s, pool water temperatures are increasing as well. As of this writing (March 20th), average pool water temperatures in the Denton area are in the mid 60’s—of course this depends on if the pool is shaded, if it has a dark surface, etc. For most of us, the pool water is still too cold to enjoy a swim. A Report from the Pool Expo

The International Pool/Spa/Patio Expo was recently held at the Mandalay Bay Convention Center in Las Vegas, Nevada. The Pool Expo is the must-attend event for the pool, spa, and backyard industry to stay abreast of trends, market directions, and cutting-edge technology. It attracts close to 10,000 pool industry members (pool and spa builders, retailers, service technicians, manufacturers, and landscape architects) and includes educational seminars and over 400 manufacturers’ exhibits. Do You Know Jack About CPR?

You probably saw it on the news or read it in the newspaper. Jack Pittman-Heglund, a 12 year-old Keller Middle School student and lacrosse player, collapsed when he arrived home after school. Jack’s mom performed CPR and called 911. Jack was transported to Cook Children’s Medical Center in Fort Worth, where he spent five days in coma and is now doing well. Doctors told the family that an undiagnosed cardiac problem was to blame for the attack, and without his mom administering CPR he would not have survived. His family and the lacrosse team that he plays for have made it their mission to be sure the people learn CPR. Enjoy your Pool 10 Months of the Year with a Pool Heater

Summer seems to be hanging on longer than most of us would like for it to, as we are having unseasonably warm weather. In addition, our last rain was on September 25th, which is alarming because October is typically our second wettest month. There have only been two Octobers in which we did not received any measurable rainfall—1924 & 1975. Looking at the 10-day forecast, it appears that we might get a third one. With that being said, the nights are getting much cooler. With these cool nights, average pool water temperatures in the Denton area are dropping. We buy all of our supplies from them! They are very friendly in the store. I've had a few issues with repairs they've done for me, like tile replacement. I wasn't really satisfied with it but they do always try to make it up in other ways. They fixed this area about 3 years ago.  I didn't feel that the guy really knew what he was doing. It didn't really look good at all. I called and he came back to fix it but within a year it started coming off again. I don't think the right grout was used. The original pool has been on there for 30 years so I don't know why the repair wouldn't last longer than a year or 2.

He tried a couple of repairs but were unsuccessful. Korbin told me about spa removal and we made the decision that it was time for our hot tub to go. A week later Korbin and some other techs arrived on time and the spa was removed in less than an hour. Everyone was helpful and courteous. Wes was absolutely amazing as he worked very hard to design us the perfect pool for our family's needs. He was so patient with us and gave excellent ideas of what the pool should look like after hearing all our many wants. Wes was a computer wizard as he would make changes right in front of us and show us the side views of the pool so I could visualize the pool floor and the entire pool footprint.
